I am so glad I got to connect with you and learn more about your real estate search.

The next step and most important step in this process is getting a pre-approval letter.

A pre-approval is required to start your home search because many listing agents and sellers require proof of your pre-approval prior to confirming showing appointments. Sellers go to great lengths to get their homes ready to be shown and need the peace of mind knowing you have been vetted.

The market is currently a seller’s market, which means there is a lack of inventory and buyers find themselves competing to buy good homes. Knowing your numbers upfront is very important to this process. After the meeting, you will know your price range down to the dollar - allowing you to shop with confidence, save time and be a competitive buyer.

Here are some questions to make sure you understand and go over with your lender:

(1) Ask the lender to give you estimated monthly payments on 3 different price ranges in $20-$25,000 increments so that when we are walking through homes, we will know approximately what the monthly payment will be. For example, I would ask for $275,000 $300,000 & $325,000.

(2) Closing Costs

In the past, we would typically ask the seller to pay some of your closing costs. In this market, most sellers are declining to pay closing costs. It is important to know what money you are responsible for bringing to closing.

(3) Request a fees worksheet

You may not know how to read this because they are complicated, but I can help you interpret it and make sure the fees look standard and appropriate.
