Now that we know your firm budget, it’s time to learn more about your wishlist. House hunting is a team effort, so it would be very helpful if you could send me houses you like via email. That way I can see your style and what is catching your eye. From there, I can update your property search and recommend new listings that come on the market. You are welcome to search any real estate website you choose. All sites have the same data, however, realtor.com updates the most frequently, and sites like Zillow or Redfin are sometimes out of date.

Now, let’s cover the state of the market currently. Please know that there is a lack of inventory in every price range at this time. In the event of a multiple offer situation, we have one opportunity to submit your highest and best offer. During this time, I can show you the recent sales and give an opinion of value, but I cannot tell you what to offer. It has to come down to what is the house worth to you personally and that is a decision only you can make. If our offer is not chosen, we need to be at peace with the loss knowing we submitted your highest and best offer.

There are also times when a house comes on the market and we may have to make an offer strong and quick with a short response deadline in an attempt to avoid a multiple offer situation.

Rules of Happy House Hunting

  • Feel free to go to open houses, but let them know you have a Realtor and give them my name in case we need to follow up.
  • If you are considering building in a new subdivision, call me. I will accompany you to the model home for the first time. If you do find yourself at a model home, let the sales agent know I am your Realtor. You may find the sales office will pressure you to sign something. Always decline this.
  • If you want more information on a house, call me. Do not call the sign. I can help you with any listing including For Sale By Owners.
  • Please note most showing appointments require a 24-hour notice.
  • Also, note many sellers have audio and video surveillance on the property. We need to be mindful of what we say during showings.
  • Texting or e-mailing is always the best way to reach me.
